You can clone with
HTTPS or Subversion.
Not sure when this got introduced (I'll try to look at it further this weekend), but it appears that running a brew install ios-sim has Xcode in the wrong place. It should be in /Applications/Xcode.app.

xcodebuild just uses what Xcode that is set in your environment.
To check, run this in Terminal.app:
To correct your path, run xcode-select by itself to see your options.
Closing - seems an Xcode pathing issue as mentioned above.
