####When to bend the rules and when to break them: Most of this document is more like a guid lines that we can use as a starting point. This means that often times you will variate from the steps provided. Life happens, metaphorical fires will need to be put out, weird one off circumstances will come up, use your best judgment on when to 'go off script'. In reality I fully expect each and every member of our team to go above and beyond to make the company better as a whole.

There are certain rules that are not meant to be broken. I will try and note these by putting them in all CAPITAL LETTERS.

####This is a living document: As we progress and learn from our mistakes we will find better ways to implement these processes. You as a team member will be on the front lines. If you find that I or your director have ommitted a step that would improve any of these proceeses let us know. If you find a step that is redundant please feel free to discuss it with us. Keep in mind that as I write this I am no top knotch Real Estate Investor, I am learning and am glad to have your help in improving every step of the processes we use to run our business.

####Let no one paint them selfs into a corner: For our business or any business to function all parts must be replacable. That includes me(Matt). As I write this(11/15/2016) I personaly will be responsible for carrying out every single role and process documented here. As we grow I will begin to replace myself with all of you nice people that are reading this in order to run the company. As we grow further you will want to replace yourselves with others so you can move to a diretor position. We must all be teachers in this organization. Training each other so that we can share the work load. No one wants to be on mantiance call 24/7. I doubt when we have properties in multiple cities/states that any one person can do property managment on the multiple regions. Being "irreplacable" is not an asset in this business. Everyone needs a vacation from time to time and you will need someone to fill in for them.

####Starting out: Like I said above we are only a 1-2 person show right now. So why define an opperations manual that has a dozen or more roles? Because I am planning for growth. Right now every role and process in this opperations manual will be on my(Matt's) shoulders. As we grow and bring on new people having roles and responsibilitys clearly defined will allow me to bring on new people and pass off those responsiblities easier.

##Directors and Departments: As we grow we will need to divide up in to specialized divisions of labor to be more effecent. My intented goal is not to create silos but to create more clearly defined roles and communication procedures so that we can allow our specialists to focus on their craft.

###Director Roles: Directors are in charge of scheduling the various meetings and tasks unless otherwise noted

Directors are the key communication people. When a task states "Communicate with XXX Department" that means the director unless some one else has been directly deligated. For example Property Managment Department may have a regional lead or a property lead.

Team Members(That is probabbly you if you are reading this) can fulfil one or more Department Roles

Outline:

  1. Process name
  2. Responsible Role: A link to the role(s) responsible for exicting the process
  3. Supervising Role: A single role responsible for supervising the process
  4. Process Trigger: The event(s) that would trigger the process to start. Could be cronologially(Ex. Daily) or another task being completed by another department
  5. Process: A specific list of steps to be exicuted by the Responsible Role(s)
  6. Review Process: A specific list of steps to be exictued by the Supervising Role after the process is completed ??? Reporting...
