Search and Replace

Description of the problem
Search and Replace utility is not always working.
I don't know the specific circumstances. Single word replacements for example do work.

How To Reproduce
I try to replace

{embed="site_inc/_footer"}

with

{embed="site_inc/_footer"}
   

in all templates.

Getting the message:
Action was a success
Number of database records in which a replacement occurred: 14

However, no replacements were done.

Error Messages
none

Environment Details:

• Version: 5.2.6
• PHP Version 7.2.21
