Sample IFC: https://github.com/mrdoob/three.js/blob/dev/examples/models/ifc/rac_advanced_sample_project.ifc

Loading with default settings:
model_default

With "use fragments" turned on:
model_with_fragments

You'll notice that most of the materials are rendering wrongly, but i think the material.side is just sent incorrectly (for whatever reason). If you go inside the building, it renders properly from inside:
