I am having issues with installing applications which are for android 8-10, could you provide instructions how I can switch to another android version?

It very much is ancient. Even banking apps are now recently dropping support.

Anbox needs to upgrade and move on

Anbox makes strips the android image to what is needed to run applications
As every major android version makes breaking changes this means that anbox needs modifications for those changes as well
This is not trivial or it would've been done already, in fact there have been a number of attempts already

There is some documentation of how build a android image for anbox ? I am not a developer, but i am trying to learn.

I am not sure of docs on actually building the image is there, what i can tell you is that there are a few who know how in the telegram group

i was poking around in the source code and found that anbox itself is build with this build.sh or build-with-docker.sh or build-debs.sh
