Add Help menu

This PR adds help menu which contains a short description for all visible controls.
React-swipeable library is added to enable page swiping on mobile.

• Lowercase Bldrs.ai -> bldrs.ai, maybe medium grey.. reserving the bold/icon for about screen
• On first panel, I'd group the Visible Icons together (Open and Section together)
• Then maybe a hr between the Icons and Modals
• Modals: Color the action icons differently, maybe medium blue, to indicate they act differently
• "STUDY THE PROJECT" -> "STUDY THE MODEL"
• "NAVIGATE THE PROJECT" -> "NAVIGATE THE MODEL"
• "ACCESS PROJECT VERSION" -> "ACCESS PROJECT MODEL"
• "SEARCH THE MODEL USING IFC NAME" -> "SEARCH THE MODEL"

Code style:
CAPS TEXT should be text-transform: uppercase, not literal uppercase in source
