Use envvars within Keycloak templates

We currently do a find/replace of certain values in theme.properties with envvars passed in at container startup. This is a bit of a problem when doing development as that file get's mounted with the Docker volume, and those replaced values can then be accidentally committed...as happened on #31 (review).
