You can either generate an output file once, or let mjml watch the source file and re-render if there are any changes.
One off render
mjml -r PATH_TO_MJML_FILE -o PATH_TO_RENDER_TO
Continous Rendering
mjml --watch PATH_TO_MJML_FILE -o PATH_TO_RENDER_TO
