build: install remark-mermaidjs, rehype-raw, and rehype-sanitize

- pin rehype-raw to v6.1.1 while waiting for type updates remarkjs/react-markdown#769 - pin remark-mermaidjs to v4.1.1 according to a similar issue remcohaszing/rehype-mermaid#1
