This issue is related to specifically to an asset like a model, texture, etc.

At the bottom of the corridor that leads down to where Kandon is situated,, there appears to be a gap in the walkmesh at the lefthand corner of the t-intersection. If the player stops to disarm the two gas mines here, chances are the party members will be in a perfect position to aggro against the mooks inside the next door room via this gap, running through - and triggering - the mines in the process.
A similar case to the targettable Rodians on the Leviathan (#132).
Edit: This is actually different. It's not a gap along an edge/seam, it's two gaping holes due to how they made the collision around the beds in the room.
Stretching the collision down to the floor should plug the gaps and prevent the issue.
