If you find that it's AZW4 format, use the Kindle Unpack plugin to extract the PDF.

I think I've tried all the possible options there, and elsewhere, and still no luck. I can get it to think it converted fine with no errors, but the results is unreadable and seems like the encrypted stream. This is a very new book, perhaps it has a new method...

Unless it's a book you cannot download in non-KFX format, then you should be able to get it working.

No errors noted at all during import, but MOBI file has only some markup, and then ascii codes. Only this new book published jan 2022, not any others.

That book is a PDF file in a MOBI wrapper. It is not recognized properly by calibre due to a bug in the DeDRM plugin. You can unpack the PDF from it using the KindleUnpack plugin.
