I think a comparison w/ real estate mortgages is helpful in understanding the usefulness of this EIP:

In a traditional mortgage, you stake your house as collateral to get a loan. While this is happening, you are free to use it (i.e. live in it). With current lending platforms on DeFi, you stake your tokens as collateral to borrow (other) tokens. While this is happening, those tokens are locked inside the platform with zero utility (e.g. you can't vote with them).

This EIP solves this problem by giving the ability for someone to have a "lien" on your collateral while letting someone else (e.g. you) retain user-ship rights to it (e.g. voting on MakerDAO).

@kohshiba It's been almost an entire year. Any updates on this? Very interested in how this could be used in a rental setting.

The Ethereum Foundation doesn't have much of anything to do with the EIP process. Each EIP is championed by an individual from the Ethereum Community.

The same goes for any other EIP. That one is still just a draft, which means it is just "a documented idea".
