I fixed the order of steps to perform the manual upgrade. Third party apps should be disabled first, befor you put the server in maintenance mode. Because after you put the server in maintenance mode, you are no longer able to login to disable the apps.

I fixed this issue in the branches stable8.1 and master already. I like to see it fixed in stable8 as well, because this documentation is available from the official website.
