[Improvement] Make string replacement in `utils.js` case insensitive and word bound

We currently replace key words like "area" and "neighborhood" with "zip code" on the front end, before passing the natural language query to the backend. I'd like to make this parsing/replacement process case insensitive and word bound (for ex, "asdfarea" would not be replace with "zip code").
