The big one: Fredy now knows what things cost you.
Until now Fredy could tell you a flat exists. It could not tell you whether you can afford it.
This release closes that gap, and along the way every job learns whether it is looking for something to rent or something to buy.
Financing calculator
A new Financing page, split into two tabs that share one household block (income for one or
two people, living costs, any loan you are already paying off). Both halves are judged by the
same rule of thumb: housing costs plus existing debt at or below 35 % of net income, up to 40 %
counting as a stretch.
Renting asks for exactly one thing, the "Nebenkosten" surcharge, and reports the highest cold
rent you can take on, what that comes to warm, and what is left each month. Someone who only
ever rents is never asked about Grunderwerbsteuer.
Buying models the purchase the way a German bank would, as an "Annuitätendarlehen" (We germans love long complex words)
- the monthly rate and how it splits into interest and repayment over the years
- the Kaufnebenkosten: Grunderwerbsteuer for your Bundesland, Notar and Grundbuch, Maklerprovision
- the Restschuld left when the Zinsbindung runs out
- the age at which you and your partner become debt free
- the highest purchase price that keeps you inside the 35 % rule
Several loan scenarios can be compared side by side. Tilgung and monthly rate are the same number
from opposite ends, so editing either rewrites the other and you can work from whichever figure
you actually have.
Each half saves and deletes independently, and fields save themselves when you leave them.
Jobs know rent from buy
Every job now carries a deal type. New jobs ask for it, existing jobs are classified
automatically when you upgrade: first from the provider search URLs, then from the prices
already found, defaulting to renting.
This is what keeps a 1.200 € rent from being read as an absurdly cheap house.
It follows you around the app
Once a half of your profile is saved:
- an affordability filter on the listings overview, plus a verdict chip on each listing
- a rent card or a financing card on the listing detail page, whichever matches the job
- Score your listings, which prices up everything Fredy has found in one go
- the
calculate_financingMCP tool, answering with a mortgage or a rent verdict depending
on the listing
Everything stays hidden until the matching half exists, so nothing changes if you do not use it.
Reworked dashboard
- provider split is now a share bar instead of a pie chart, readable even with one provider
- new trend: listings found over the last 14 days, with the change against the previous week
- last and next search shown as "4 min ago" and "in 56 min", exact time on hover
- a proper first run screen instead of a grid of dashes
- calmer cards, no more permanently pulsing glow
Job form
- address search above the map, so you can jump to a town instead of panning across Germany
- criteria filter and area filter side by side, sharing and activation beside the map
- notification adapter setup guides are collapsible now, so the Telegram instructions no longer
bury the fields you came to fill in
